Deer Run HOA Pool Rules & Etiquette

 THERE IS NO LIFEGUARD ON DUTY

All minors should be accompanied by an adult due to no lifeguard on duty. You are not allowed to have food or drinks within 4 feet of the pool.

Pool hours: 0700 to SUNSET

Bathing load: 34 persons 

This is a private pool for the exclusive use of residents and their guests. Residents and guests use these facilities and swim at their own risk. The Association and its agents are not responsible and will be harmless for accidents or injuries to any homeowner, homeowner(s) children, and/or their guest(s). 

  • The pool is open Dawn to Dusk due to Health Department rules.
  • You are allowed to have food and drink with a lid on the pool deck, but not in the pool or on the pool wet deck. Health Department Rule.
  • Commercially bottled water in plastic bottles is allowed on the pool wet deck for pool patrons’ hydration. Health Department Rule.
  • The wet deck is from the water’s edge, measured out 4 feet. Health Department Rule.
  • NO standing on the water spouts. The pressure build-up will cause long-term issues.
  • NO running, and No flips off the side of the pool
  • NO glass containers are allowed in the pool or on the wet deck 
  • NO food OR drink in the pool 
  • NO SMOKING or VAPING in or around the common area
  • NO animals are allowed in the pool area or clubhouse
  • NO diving, running, boisterous, or disruptive behavior
  • NO excessive noise levels, abusive language, or abuse of pool property
  • NO skateboards, roller blades, bicycles, or other vehicles are allowed in the fenced area
  • NO balloons are allowed
  • NO swinging on the step railing. This is connected to the foundation of the pool and could crack the foundation.
  • NO furniture in the pool. I know the zero-foot end looks inviting for a lounge chair, but resist the invite.
  • A maximum of four (4) guests per household is allowed
    • All guests must be accompanied by an adult household member(s), and the homeowner shall be responsible for any damages and/or actions of their guest(s).
  • Children should never swim alone and should have adult supervision when in/near water
  • Unsupervised children will be required to leave the pool area
  • Infants are REQUIRED to wear SWIMMER DIAPERS in the pool at all times
  • Use radio/music with headphones.  Music/entertainment is a personal choice.
  • The Association is not responsible for personal property at the pool 
  • Respect the rights of your neighbors while enjoying our community’s pool
  • Lower umbrella(s) upon leaving the pool and take all of your belongings
  • Dispose of all waste, trash, food, and swimmer diapers in the appropriate containers provided and clean up the table(s) after use.
  • Jumping the pool fence is considered unauthorized access and a violation with heavy consequences

Note: Any damage or cost incurred by the association from damages or negligence will be billed to the homeowner and collectible as an assessment, plus the homeowner may be suspended from the pool.

Please help us keep the pool open by following the above pool rules.  This is a community pool and is subject to the rules and regulations of the health department. If they close the pool for any reason, we are not able to open it without their re-inspection.

Pool Violations

HOAs are governed by a set of rules and regulations, known as covenants, conditions, and restrictions (CC&Rs). These rules can cover various aspects of community living, including the use of common areas like pools. The pool, like other common areas, is owned and maintained by the HOA and is intended for the use of residents and their authorized guests. Jumping a pool fence is considered unauthorized access and a violation of the HOA’s rules. 

Deer Run CC&R states that the HOA Board of Directors sets the standard and rules of the common areas. The Deer Run Board of Directors, in accordance with the insurance policy that covers the Deer Run pool common area, has set a 0700 to sunset for pool hours. This is also due to the Department of Health guidelines for public pools.

The Florida Department of Health strongly advises that children should never swim alone and should always have adult supervision when in or near water. Unsupervised children will be required to leave the pool area.

Homeowners and their guests are asked to take all toys and pool supplies that they bring to the pool with them when they leave the pool. All items remaining will be disposed of by cleaning crews.

A homeowner is required for guests to use the Pool House and the pool common area.

If you are caught jumping the pool fence, the homeowner will lose access to the pool common area for a time frame, and the HOA may impose fines. In some cases, further actions like a ban from using the pool or even legal action may be taken. In Florida, an HOA can fine a homeowner up to $100 per occurrence, with a maximum of $1,000 for the same violation.
