Preserve at Deer Run Homeowners Association

Preserve at Deer Run is a covenant-restricted community that backs up to a nature preserve with an active Homeowners Association. Dues in 2025 were approximately $1000 a year and cover the association management, grounds keeping, and maintenance of the roads and drainage system. The Association is currently managed by Homeland Managment Company with the Board of Directors consisting of five homeowners.   There are six committees that help the assocication maintain a high standard of community. 

A few highlights from the association docs are some typical HOA rules (like no parking on the street, grass, and you can’t  keep a commercial vehicle at the home) but there are also strict guidelines on how long you can keep a holiday display out. 

The Homeowner’s Association also prohibits short-term rentals as it states no such lease shall be for less than a year.

Occurs on the 3rd Thursday of every month through Zoom at 6:30p p.m.

Occurs on the 2nd and 4th Wednesday of every month through Zoom at 6:30p p.m

Occurs the 1st week of every month, when needed, through Zoom at 6:30p p.m.

15 May – Homeowner Association Budget workshop at the pool clubhouse

26 Jun – Signage special meeting to raise the speed limit to 20mph and add the two 4-way stops to Preserve at Deer Run road engineering diagram. The 4-way stops are also school bus stops and without the stop sign children have been in danger of getting hit on several occations. We need to vote the signs in to our engineering diagram and submit update to county.

Homeowners Association (HOA) committees are formed by the board of directors to assist with specific tasks and provide recommendations. They typically don’t have final decision-making power, except for certain committees like the Architectural Review Committee (ARC). HOA committees are crucial for efficient management, allowing the board to delegate tasks and engage community members.

You must submit an ARC request to the ARC Committee for approval before making structural changes to your lot. The CC&R  and the ByLaws for Deer Run are the governing documents that outline what is allowed and required.

Trending Homeowner Association Violations

  • Homeowners parking cars on the lawn
  • A storage unit or shed not approved by the ARC committee and placed in the lot without a fence to block it from view
  • The yard is not maintained, including trimming of shrubs and bushes
  • Driveways with grass in the cracks 
  • Debris in the driveway. No rubbish, waste, or garbage can be kept on a lot unless it is in a sanitary container behind a screen away from view.
  • Garbage cans are not placed out of sight
  • All lawn and sporting equipment must be put away at the end of the day
NOTICES FROM THE COMPLIANCE TEAM

Homeowners will be given the opportunity to correct a violation through a series of up to three letters; (1) Courtesy Notice, (2) Notice Reminder, and (3) Hearing Invitation. However, this format may not be followed for all violations as some require immediate action (i.e. health and safety, environmental, architectural).
