HOA Architectural Committee
An architectural committee, also known as an Architectural Review Committee (ARC), is responsible for enforcing the community’s architectural standards.
An architectural committee is one of the most important committees in an HOA. Without one, the community risks losing its uniform aesthetic and diminishing curb appeal. This, in turn, can lead to lower property values.
The purpose of the ARC is to promote and ensure a high level of quality, harmony and conformity throughout the neighborhood. The ARC reviews homeowners’ modification requests by using the rules set forth in the Covenants, Conditions and Restrictions (CC&Rs) found in the Declaration. Any improvements made must be aesthetically pleasing. They should maintain, or enhance, the value of the home (which, in turn, maintains homeowner values for the community).


The primary responsibilities of the ARC are to:
Continually review and provide approval decisions on homeowner plans submitted for exterior improvements. The ARC must respond to homeowners within 30 days of submission.
Monitor and report any suspected infractions of the HOA CC&R’s and Architectural Rules. Any suspected infractions are to be sent directly to the CAM.
Report activities to, and work at the direction of, the HOA Board of Directors.
Report information to the Board of Directors, including common guidelines, homeowner questions/concerns, and proposed rule changes.
You must submit an ARC request and it has to be approved prior to you making modification listed in CC&R to your Lot.
Submitting an ARC Request via the Homeland Portal
ARC (Architectural Review Committee) requests are handled through the Homeland portal. Below is a step-by-step guide to help you submit a request:
Log in to the Portal
Go to https://www.homelandmgtfl.com/, then click Sign In in the upper right-hand corner.
A new tab will open. Click Sign In again in the upper right-hand corner.
Enter your login credentials and click Sign In.Navigate to ARC Requests
Once logged in, click Account Info, then select ARC Requests.
Here, you can view all previously submitted requests and see the ARC’s decisions.Submit a New Request
Click the Add ACC Request button in the upper left-hand corner.Verify Your Information
Confirm that all your personal information is accurate before proceeding.Complete the Request Form
Enter estimated start and completion dates. These can be approximate.
Select the type of request (e.g., choose Fence for a privacy fence installation).
Indicate whether a contractor or the homeowner will be doing the work.
Provide a detailed description of the proposed work—the more information, the better.
Complete all remaining fields as required.
Upload Supporting Documents
Upload any necessary documentation (e.g., plans, contractor info, diagrams). Providing thorough documentation helps speed up the review process.Review and Certify
Carefully read through the agreements at the end of the form and certify that you understand and agree to the terms.Submit the Request
Click Submit to complete the process.

NOTICES FROM THE COMPLIANCE TEAM
Homeowners will be given the opportunity to correct a violation through a series of up to three letters; (1) Courtesy Notice, (2) Notice Reminder, and (3) Hearing Invitation. However, this format may not be followed for all violations as some require immediate action (i.e. health and safety, environmental, architectural).
